Beware Arizona new home investments

With an increase of insolvent builders, I advise my Arizona real estate investors to be wary of purchasing new homes for investment purposes.

As the real estate market worsens, don't get risk getting caught with a new home that no longer has a builder to back it when the imperfections surface.

Now is a perfect time for real estate investors to buy an Arizona home that is in an easily rented location such as Gilbert, Ahwatukee, Chandler, and Scottsdale.

There are many Arizona short sales and foreclosures that offer houses for sale below market value.

Arizona Investment Info

I have a prime Scottsdale Arizona Investment Property for sale. It comes with a 1 or possible 2 year lease for $2K per month. The house is 2900 square feet, beautiful inside, but needs a cosmetic lift in the exterior paint, landscaping, and pool replastering. It's being sold for $550K, below appraisal. After a max of $20K improvements, in a year it is very likely to be worth up to $750K.

I have a Chandler Lakefront Arizona Property. It's $460K in The Springs; 2200sf, 4 bed, 3 bath, 2 master bedrooms. Newly repainted and recarpeted. For size and location, it should be an easy rent.

I have a home for rent in Higley, which is now considered to be a part of Gilbert, Arizona. It's almost 2800 square feet with 5 bedrooms and 4 bathrooms, and 2 master bedrooms, one upstairs and one down. It currently is rented for 1800/mo, and will be available sometime in August.

I have another vacant rental in one of the best Mesa, Arizona school districts. It's on the golf course, has a pool, and is almost 2000sf. It's renting for $1450/mo.

Arizona Investment Property Protection

When buying Arizona investment properties, protect yourself by filing the property title under an LLC. If an injury or death occurs, the victims and families can then only sue the insurance company. If the judgment exceeds the insurance, at most, they can only take the assets of the LLC, not your personal assets.

You can file LLC paperwork yourself, have your accountant do it, or hire a lawyer.

Make sure you sign the deed conveying the property to the LLC.

Don’t do work on the property yourself. Always hire a qualified professional for potentially harmful situations. If you do work yourself and it results in injury to your tenant, they can sue you personally because you did the work, and you therefore, can be held personally liable.

Your LLC won’t protect you then.

The Arizona investment market is hot and lucrative right now.

Anthem market 2-11-2005

Thought for the day, in my research today, 2/11/2005, Anthem seems to be the only city in the Valley right now whose homes are selling UNDER what the asking prices are...in fact, on average, $10K under. Is it because the majority of homes being sold are from investors trying to make an unreasonable quick buck? Or because people have gone crazy in their pricing? Or because there is such a glut on the market up there that they're having to settle for less just to get it sold? Either way, it's looking like a good place to buy for a home, but not so good for investment.
